Knowing the difference between the two can help you make the right decision for your family.  Here is some information on the differences between a modular home and a manufactured home to help you make the most informed choice for your future property.

What is a Modular Home?

Modular homes are as their names would suggest: homes that are built in modules and then assembled. They are built in sections at a factory, and then those sections are transported to the building site to be assembled. A well-built modular home will have the same longevity as a site-built one, and there are many different designs and sizes available.

What is a Manufactured Home?

More commonly referred to as mobile homes and trailers, manufactured homes have become more modernized than their traditional counterparts. Like a modular home, they are built in a factory; however, when assembled, they are not always placed on a permanent foundation. Manufactured homes are transported in 1 piece, which greatly limits the maximum size manufactured home available.

What Do These Differences Mean to You?

Most developments allow a modular home; however, there are many restrictions on where you can place manufactured homes. As well, many deed restrictions often exclude manufactured homes, so it’s important as a property buyer to read the deed restrictions thoroughly to know whether you can have a manufactured home. A modular home is more likely to be allowed.
