For many people, the main benefit of buying a used manufactured home is that it’s cheaper than buying a new house or renting. However, you need to know about some common problems before viewing used manufactured homes for sale. New manufactured homes are built to high, exacting standards and should last just as long, or longer, than stick-built houses. However, if you are in the market for a used home (manufactured or otherwise), here are some issues to watch for when home shopping:

Roof Stains

These could indicate water damage. But, if the stains are dry during wet weather, they might already have been repaired prior to the house being put on the manufactured homes for sale listing. Be wary of dark stains because these can be a sign that a leak was not adequately repaired or that the roof is currently leaking. Dark stains and a sagging ceiling are symptomatic of rotten wood.

Floors

If they feel spongy, they might have got wet, warped and rotten. Walk around and test the floors, especially those around places with plumbing fixtures such as the kitchen, toilet and bathroom. Spongy floors around sinks, bathtubs or toilets might spell trouble with the fixtures or the floors.

Plumbing

A used manufactured home might have plumbing fixtures that are lacking in quality and therefore prone to cracking or leaking. If the rest of the home is in good condition and you are keen to buy, consider upgrading the plumbing fixtures.

Wiring

Older manufactured homes for sale often have aluminum wiring which can break down and cause sparks inside the walls. Remove the outlet covers and look inside with a flashlight. If the wires look silvery, they are aluminum. It would be advisable to have the home rewired for safety. Rewiring may also be necessary for insurance purposes.
